There are thousands of real estate agents, so how do you chose one that’s right for you?
You have to pick carefully. They will be acting as your representative and you will need someone to look out for your best interests. You will need someone that you can trust and someone who understands what you want.
They have to be a trained professional who knows your area inside out. A great agent is someone who offers you quality services to help you accomplish your goal.
Once you've decided on a few agents the obvious question is what is your commission? A typical agent may charge 5% commission for selling your home over the weekend! At COMFLEX we charge a fraction of what other agents charge, and our services are hard to match! Paying a higher commission just doesn't add up anymore --- so why do it!
Now you're ready to hire ComFlex Realty to list your home. First we will value your house and set a price. A (CMA) Comparative Market Analysis report will be put together to properly value your home, based on similar home sales in your area. At this point, we may suggest to stage your home, to help potential buyers imagine themselves living in there.
Once we have your home looking fantastic, a ComFlex photographer will contact you to take photos and produce a virtual tour. A ComFlex Coming Soon sign will be placed on your property to attract potential buyers who may be interested in the area. Once the photos are complete, we will market your home through local media. We will also post your home on the Multiple Listing Service (MLS), social media, blogs, and websites.
My office will then call you to arrange showings throughout the week. An Open house will also be conducted on the weekend to gain additional exposure to buyers. (Please visit my blog on how to conduct an open house). Offers will be reviewed after allowing a few days for buyers to view your home.
Not all offers are equal and that’s where COMFLEX comes in. We will help you get to know the terms and conditions regarding the price that the buyer wants to pay, financing conditions, or other things like inclusions and exclusions that the buyer wants to make.
Not only is it about the price of the home, but you have to carefully look at the other details included in the sale. Appliances, chandeliers, or even minor renovations can also be part of the deal. Shorter or longer closing dates can also be specified by the buyer.
If there is something in the offer that doesn’t satisfy you, counter offers or negotiations will also be presented to help get you what you want.

There will be closing costs associated with the sale that need to be paid either by or on the closing date. It can include mortgage application fees, inspections, and legal fees.
